Buying from blueprints is not for everyone, said Marilyn Larsen of Lane Realty in Great Neck, marketing consultants to builders.

Land prices are rising and "everyone is scurrying around looking for land," said Marylin Larsen, owner of Lane Realty in Great Neck.

Marilyn Larsen, the owner of Lane Realty in Great Neck, which is handling sales at Pinewood Manor, said, "These developments are still catering to the affordable level."

Sales are expected to start at the end of the month, with Lane Realty of Great Neck in charge of marketing.

Marilyn Larsen, president of Lane Realty, said that construction of the dwellings will start 60 days after the start of sales, with the first houses to be ready for occupancy six months later.

The financing was arranged through Lane Realty of Great Neck, the mortgage broker as well as the marketing and sales consultant for the Melville development.

About 60 percent of buyers there are getting mortgage commitments from Long Island Savings Bank, said Marylin Larsen, owner of Lane Realty.

"Buyers shop for a school district," said Marilyn Larsen, president of Lane Realty in Great Neck.

Even though the Stone Hill houses will range in size from 4,294 to 4,621 square feet, many buyers are "downsizing" from much larger residences, said Marilyn Larsen, the owner of Lane Realty.
